Short-Term Rentals as a Driver of Inequality: A Sociodemographic Analysis of Airbnb in Rio de Janeiro

Abstract

Although most of the academic research on platform-mediated short-term rentals is focused on the American and European experiences in relation to Airbnb, the company is also widely present in other contexts, such as Latin America. In addition, the existing literature on Airbnb’s spatial analysis has not paid enough attention to sociodemographic variables that help understand the correlation between the urban and population dimensions. Addressing these two research gaps, this work uses social indicators from the 2010 Brazilian census in order to understand the spatial distribution of Airbnb in Rio de Janeiro. The results suggest that Airbnb’s distribution is related to social inequality in the city, considering that the platform is concentrated in neighborhoods characterized by privileged segments of the population (in relation to race, housing, education and income), but less privileged groups are the most likely to suffer from impacts.
